The story so far - a brief history of Equity Release

 

In the beginning: 1965 - 1970s

The first home reversion income plan was launched back in 1965. This was followed, in 1972, by the first home income plan based on a mortgage and annuity. Then, in 1978, Home & Capital came onto the scene - introducing the first cash lump sum reversion plan to the marketplace. Over 30 years later, we are still at the forefront of the market.

 

Troubled times: 1980s

In the late 80s, unsafe schemes - including investment bond schemes and roll-up plans with variable interest rates - began to cloud the horizon and the Government was forced to act to restore confidence in the market.

 

Getting SHIP shape: 1990s

The need to bring stability to the market was the catalyst for the formation of SHIP by the four main product providers (including Home & Capital) in 1991.The first SHIP approved lifetime mortgages (with fixed or capped rates of interest and no negative equity guarantees) were launched in 1999.

 

Moving on: 2000 and beyond

The market continues to expand with lifetime mortgages becoming regulated in 2004, and home reversion plans following suit in 2007. As a result, SHIP members only accept business from financial advisers who are fully qualified in both lifetime mortgages and home reversion plans.
